I’m planning to move out, but my roommate wants to stay. What are my options?
All lease modifications must be requested at least 60 days before the current lease expires; otherwise, they cannot be processed. If you are removed from the lease, your roommate must either find a qualified replacement or qualify for the property on their own. In either case, a new lease agreement will be required. Some restrictions apply, as the remaining tenant must submit a new application, pay the application fee, and undergo a rescreening by our underwriting team to determine if they qualify to stay as the sole financially responsible tenant. A $200 administrative fee applies to all lease modifications.
Who is responsible for covering the costs of repairs and maintenance requests?
Property owners are responsible for standard maintenance, including roof, plumbing, electrical, and structural repairs, provided the issue is not caused by resident misuse. Residents are responsible for repairs resulting from misuse, such as damage to drywall, clogged toilets due to foreign objects, or similar issues. Additionally, if a maintenance appointment is scheduled and the resident fails to attend, a service fee will be applied.
I'm interested in getting a pet. What steps should I take?
Email info@bandipropertygroup.com to inquire about adding a pet to your lease. As the property owner, we will determine if the pet is allowed based on our pet policy and lease terms. A $300 non-refundable pet fee per pet applies, and additional monthly pet fees may be required. A pet addendum must also be signed to finalize the approval.
Is the deposit refundable?
Yes, the security deposit will be refunded after the resident moves out and a thorough inspection is completed to assess any resident-caused damage. If any damage beyond normal wear and tear is found, the cost of repairs will be deducted from the security deposit. We adhere to the Landlord-Tenant Law specific to each state regarding the timeframe for processing and returning security deposits.
Am I required to pay the first and last month’s rent along with my security deposit?
Before moving into the property, you must pay the security deposit, first month’s rent, and a one-time administrative fee of $150–$200 (varies by market). Please note that the security deposit cannot be used to cover any future, current, or past-due rent.
What are the available payment methods for rent?
You can pay your rent using the following methods:
- Online Portal: Log in to the Tenant Portal provided by Bandi Property Group LLC to make payments directly using a bank account or credit card.
- Automatic Payments: Set up recurring payments through the portal to ensure rent is paid automatically each month.
- PayNearMe: Make cash payments at participating locations such as CVS, 7-Eleven, or Walmart by downloading your PaySlip and using the PayNearMe option.
When is a cosigner required?
A co-signer is permitted for applicants who meet all qualifications except for income. In such cases, a co-signer may be added if they meet the necessary criteria. However, a co-signer cannot be used to fulfill credit score requirements.
What is the minimum age requirement to apply?
You must be at least 18 years old to apply for a rental with Bandi Property Group LLC. Additionally, every individual 18 years or older who will be living in the home must submit a separate application.
Is it possible to reserve a property before submitting an application?
We are unable to hold a property until an application has been submitted, approved, and the security deposit has been paid. We recommend completing an application while searching for your ideal home. Once you find the right property, you can secure it by submitting your security deposit and signing the lease.
I’m interested in renting a property. How can I apply?
Explore our available properties and select the one you’re interested in renting. Click on the listing to view more details, and you’ll find the “Apply Now” button on the right side of the page.
Can I be evicted if I only owe rent for the current month?
Per the lease agreement, rent is due on the first of each month, with a grace period before late fees apply. If payment is not made and there is no communication regarding a payment plan, an eviction notice may be issued after the grace period. We adhere to state laws for non-payment, which may include posting a Notice to Pay at the property. Please note that a fee applies for any official notice posted on-site.
What happens to my online portal access if I have a Non-Sufficient Funds (NSF) payment?
If a Non-Sufficient Funds (NSF) payment occurs, your online portal will be disabled for payments. You will need to submit payment using certified funds (cashier’s check or money order), which can be dropped off at our office. Alternatively, you can request a PayNearMe Slip from your Resident Communication Specialist to make a payment at participating locations.
Can I cover the cost of a maintenance repair myself if it hasn't been addressed?
If you choose to pay out of pocket for a repair, you will not be reimbursed. We recommend reaching out to your Resident Communication Specialist for an update or estimated completion time for your work order. Please note that rent cannot be withheld as stated in your lease agreement. We use certified vendors to ensure quality repairs, and if you hire your own vendor or cover the cost yourself, the work is not guaranteed. Any additional repairs resulting from unauthorized work will be the resident’s responsibility.
